The brief.
A building manager for a first-floor office suite in a Chermside strata building needed the tenancy repainted without interrupting trade. Reception, the open-plan floor, two meeting rooms, and the shared corridor were all tired, but the business could not close during the day. The scope had to run after hours with the space fully usable every morning.
What we did.
Access and staging. Keys and after-hours access arranged with the building manager. Work sequenced room by room so the office opened each morning fully usable.
Low-disruption prep. Furniture centred and covered, floors protected, wall repairs and sanding done with dust control so desks and equipment stayed clean.
Low-odour system. A low-odour, fast-recoat acrylic so the air was clear by opening time. Doors and frames cut in with waterborne enamel for a hard-wearing finish on high-traffic edges.
Common areas. The shared corridor and reception painted over two quieter nights to avoid clashing with other tenancies and the cleaners.
Sign-off. Nightly walk-through with the building manager, snags closed before the next shift, final documentation and the 5-year workmanship warranty emailed on completion.
Result.
Six overnight shifts, no lost trading days, and a suite that reads sharp and current for staff and visitors. The building manager has since booked us for two more tenancies in the same complex.
