The brief.
A 4-bedroom architect-designed new build for a boutique Newstead builder, finishing as part of a small infill development. The builder needed handover-ready paint on a tight DA-driven timeline and was tired of the previous painter missing dates.
What we did.
Pre-mobilisation. QBCC, insurance, SDS, and WHS plan emailed to the site supervisor 5 working days before our first day. Trade-rate scope quoted off the architect's finishes schedule.
Internal prime. Walls and ceilings primed before the tilers came in. Stayed off the wet areas until they were sealed.
External system. Matte black Weathershield on the dark cladding (north and west elevations), with proper colour-specific tint base for fade resistance.
Topcoat. Returned after kitchen install for the topcoat. Brushed cut-ins around the cabinetry. Sprayed where the architect's spec demanded a furniture-grade finish.
Defect close-out. Punch-list handed to us by the site supervisor; closed in 4 working days. Sign-off paperwork emailed same-day.
DLP commitment. 12-month touch-up window in place. We're back at the home in March 2027 for the scheduled DLP review.
Why the builder kept us.
Schedule discipline and clean handover. The trade-rate pricing helps too, but mostly it's the absence of drama. The builder runs ~12 homes a year now and we paint all of them.
