The brief.
A private landlord with a small portfolio needed a 3-bedroom Nundah rental turned over between tenants. The post-war timber home was in poor condition after a 4-year tenancy. The owner wanted a scope aligned to the exit condition report, photo evidence for their records, and a fast re-let.
What we did.
Scope alignment. Received the condition report, walked the property, and quoted against the specific line items with photo evidence for each.
Tier selection. The property warranted a single-coat refresh of the whole interior rather than a full two-coat. Saved the owner roughly $1,400 vs the next-tier option.
Quick turnaround. Crew on site Monday morning, finished by Thursday afternoon. Photo evidence taken on each line item.
Documentation. Invoice with itemised line items, attached to a photo pack for the owner's records and end-of-tenancy paperwork.
Re-let. Property back on the market the following Tuesday. Re-leased within 11 days at $30/week above the previous tenancy.
Result.
The landlord kept us on for a second turnover in the same quarter, and we are now the default painter for the rentals across their portfolio.
